Surfaces That May or May Not Fit Sealcoating
A sound driveway or parking area with surface wear may be a candidate. A surface with deep potholes, broad alligator cracking, or persistent ponding needs a closer look before a coating is considered.
The timing differs for new pavement, older pavement, shaded areas, and high-use areas. Rather than assuming every dark or faded surface needs treatment, consider whether its underlying structure remains stable.
- Older asphalt with surface wear but no broad structural failure.
- A parking area that needs maintenance after localized repairs.
- A driveway with cracks that should be addressed first.
- A recently paved surface that may not yet need sealing.
Weather Matters for a Surface Treatment
Rain, surface moisture, and cool conditions can affect how a coating sets. Delaware also experiences mixed winter precipitation, so the application window should be chosen for the actual surface and forecast rather than a fixed date.
- Check that the surface is ready for application.
- Allow for the product-specific setting period.
- Keep vehicles off until the coating can tolerate traffic.
